Why does solar suit homes in Kirkby-in-Ashfield?

Kirkby-in-Ashfield is a former coal and railway town with about 21,300 people at the 2021 Census. It once had three working pits. Summit Colliery closed in 1969, and Bentinck Colliery, which began producing in 1898, closed in 1994. Miners' houses were built off Lowmoor Road, and rows of brick terraces grew up near the pits and railways. Their simple pitched roofs are often easy to fit with panels.

The town is more than one place. Old Kirkby, around St Wilfrid's church and Kirkby Cross, has stone farmhouses and cottages. East Kirkby, Kirkby Woodhouse, Annesley Woodhouse and Nuncargate add a mix of terraces, semis and estates. Terraced roofs are smaller, so an installer will check how many panels fit on the best slope. Even a small system can cover a good share of daytime use.

Kirkby is still growing. Gleeson's 196-home Hollinwell Heath estate off Farm View Road adds two, three and four-bedroom houses. Newer homes often have plain, unshaded roofs that suit a standard solar layout, and some may already have panels. Whatever the age of your home, an MCS-certified installer should check roof direction, shading and the state of the roof before giving you a price.

We do not fit panels ourselves. We pass your enquiry to up to three vetted, MCS-certified installers who cover the Kirkby-in-Ashfield area, and they quote you directly.

How much do solar panels cost for a Kirkby-in-Ashfield home?

A typical 4kW system for a three-bed home costs about £7,300 to £7,500 fitted, based on MCS data from spring 2026 (The Eco Experts). The average across England is £1,586 per kW. Here is a rough guide by home size:

The 3kW and 5–6kW rows are worked out from the £1,586 per kW average. The battery rows add a typical £3,000–£5,000 for a 4–5kWh battery (Renewable Energy Hub). The 4kW figures come from Heatable. Your real price depends on your roof, scaffolding and the kit you choose.

A 4kW south-facing system makes about 3,400 kWh a year (Stratford Energy). With electricity capped at 26.32p per kWh from October to December 2026 (Uswitch), that could save around £400–£650 a year before export payments. Try your own numbers below.

Most roof panels are permitted development

Do you need planning permission for solar panels in Kirkby-in-Ashfield?

Usually not. Roof panels on a house normally count as permitted development, so no planning application is needed. On a pitched roof, the panels must stick out no more than 200mm from the roof slope and sit no higher than the highest part of the roof (not counting the chimney). Panels should also be placed, as far as practical, to limit their effect on how the building looks. The Planning Portal notes the rules were updated on 27 August 2026, but the roof limits for houses are the same.

Planning in Kirkby is handled by Ashfield District Council, whose head office is on Urban Road in the town centre. Kirkby has one conservation area, Kirkby Cross, first designated in 1975. Its 2004 appraisal covers Old Kirkby along Chapel Street, Church Street and Sutton Road, out to Castle Hill by St Wilfrid's. Slate and pantile roofs are typical there. In a conservation area, panels must not go on a wall that faces a road. If you live inside the boundary, ask the council first.

Listed buildings need more care. Fitting panels to a listed building, or within its grounds, usually needs listed building consent. Kirkby has 18 listed buildings, all Grade II. They include St Wilfrid's church, rebuilt after a fire in 1907, Kirkby Cross, the Old Rectory of 1717 and farmhouses on Chapel Street. Most homes in Kirkby are not listed. If in doubt, contact Ashfield's planning team on 01623 450000 or dutyplanner@ashfield.gov.uk.

Our planning permission guide explains the rules in more detail.

Can you put solar panels on a stone cottage in Old Kirkby?

Often yes, but check first.

Old Kirkby is the part of town inside the Kirkby Cross conservation area. Its farmhouses and cottages are built of dressed local stone, often with slate or pantile roofs. Panels on the roof of an unlisted home there can still be permitted development, as long as they are not on a wall facing a road and meet the normal size limits.

Several buildings on Chapel Street and Church Street are listed, and they need listed building consent. If your home is listed, or sits in the grounds of a listed building, talk to Ashfield's planners before you book an installer. A rear roof slope that cannot be seen from the street is usually the easiest place for panels.

What grants and help are there in Kirkby-in-Ashfield?

Kirkby homeowners may be able to get free upgrades through the Warm Homes: Local Grant.

Nottinghamshire County Council runs it for Ashfield, Broxtowe and Gedling, with Nottingham Energy Partnership (NEP) and installer Broadoak Properties. You usually need to own your home, have a household income under £36,000 or get certain benefits, and have an EPC of D to G (or live in an eligible postcode). Solar panels are one of the measures. There is a long waiting list, so register early or call NEP on 0115 947 2207.

If you pay for solar yourself, home solar panels, and batteries fitted with them, are charged at 0% VAT until 31 March 2027. It is then due to return to 5%. The ECO4 scheme runs only to 31 December 2026, so suppliers can finish existing jobs. Do not count on it for new solar work. Ashfield District Council also runs an Affordable Warmth Grant for people with health conditions made worse by the cold, covering things like boilers and insulation (01623 457036).

Quick answers to what people in Kirkby-in-Ashfield ask most.

Which council handles solar planning in Kirkby-in-Ashfield?

Ashfield District Council, based on Urban Road in Kirkby. Most roof panels on houses need no application, but you can check with the duty planner on 01623 450000.

Is my home in the Kirkby Cross conservation area?

The Kirkby Cross conservation area covers Old Kirkby around Chapel Street, Church Street, Sutton Road and St Wilfrid's church. Check the council's conservation area map, or ask the planning team if you are near the edge.

Can I get a grant for solar panels in Kirkby?

Possibly. The Warm Homes: Local Grant, run by Nottinghamshire County Council with Nottingham Energy Partnership, can fund solar for eligible homeowners with incomes under £36,000 and an EPC of D to G. There is a long waiting list.

Do new-build homes in Kirkby suit solar?

Usually, yes. Newer estates such as Hollinwell Heath tend to have plain, unshaded roofs. Check whether panels were already fitted when the house was built, and ask an installer to look at the roof direction.

Which areas around Kirkby-in-Ashfield do you cover?

We pass enquiries to installers covering Kirkby and nearby places such as Kirkby Woodhouse, Annesley Woodhouse, Nuncargate, Sutton-in-Ashfield and Hucknall. We do not install panels ourselves.

Are solar panels worth it in Kirkby-in-Ashfield?

For most homes with a south, east or west-facing roof, yes. A 4kW system costs about £7,300 to £7,500 fitted and typically cuts electricity bills by around £400 to £650 a year, plus export payments. That usually means a payback of roughly 9 to 14 years, on panels that last 25 years or more.

How many solar panels do I need for a 3-bed house?

Most three-bed homes suit a 4kW system, which is about 9 or 10 modern 400–450W panels. Smaller homes often fit 3kW (7 or 8 panels) and larger detached homes 5–6kW.

Do solar panels work in winter and on cloudy days?

Yes. Panels run on daylight, not heat, so they still work when it is cloudy. Output is much lower in winter, and most of the roughly 3,400 kWh a 4kW system makes each year comes between April and September.

How long do solar panels last?

Usually 25 to 30 years or more, and most panels come with a 25-year performance warranty. The inverter normally needs replacing once, after about 10 to 15 years.

Do I need a battery with solar panels?

No, but it helps if the house is empty during the day. A 4–5kWh battery typically adds £3,000 to £5,000 and stores daytime power for the evening. Batteries also have 0% VAT until 31 March 2027.

How much can I earn selling electricity back to the grid?

Under the Smart Export Guarantee, energy suppliers pay roughly 5p to 15p for each kWh you export. Your system must be MCS-certified to qualify, and rates vary, so it pays to compare suppliers.

Is my roof suitable for solar panels?

South-facing roofs are best, but east and west-facing roofs work well too. The roof should be in good condition with little shade. Mostly north-facing roofs make much less power. An installer's survey will confirm.

Are you a Kirkby-in-Ashfield solar installer?

No. We are a free introduction service. We pass your enquiry to up to three vetted, MCS-certified installers who cover your area, and they quote you directly.

Do solar panels work in a power cut?

Not on their own. For safety, a normal grid-connected system switches off when the grid goes down. You need a battery with a backup or EPS (emergency power supply) feature to keep some power running. Ask installers if you want this.

Can I have solar panels on a flat roof or garage?

Usually, yes. Panels go on angled frames on flat roofs and garages, and a garage or outbuilding can also take panels. See our guide to solar panels and your roof.

Do solar panels damage your roof?

Not when fitted properly. Installers fix brackets to the rafters and fit them under the tiles, and a good installer checks the roof first. See solar panels and your roof for leaks, weight and bird proofing.
